What does a home inspection cover and how long does it take?
Every home inspection performed by Pinnacle Residential Inspections, LLC. is an in-depth, thorough analysis of your prospective new home. Click on “Sample Inspection Report” for details. A meticulous evaluation of all readily accessible areas is performed from the roof down to the crawlspace or basement. Our findings are presented in a comprehensive, computer generated report that provides clear descriptions of what we’ve found with any problem areas noted. Digital color photos are included to assist in identifying and understanding issues in the report. Depending on the size and condition of the home, a thorough inspection generally requires 2 -3 hours of on-sight evaluation. Older homes may take longer. Ideally, you will want to accompany the inspector during the inspection, so that you will have visual reinforcement of the written report. And remember, this is the time to ask questions.
*All home inspections performed by Pinnacle Residential Inspections, LLC. are performed in accordance with the Standards of Practice and Code of Ethics established by the North Carolina Home Inspector Licensure Board. Pre-purchase Inspections (for home buyers)
A pre-purchase home inspection should provide a home buyer an independent, unbiased evaluation of the condition of their prospective new home and disclose major problems that should be corrected by the seller prior to purchasing the property. Having all of the facts up front is critical to ensure that you are making a sound, informed decision.
Pre-listing Inspections (for home sellers)
A pre-listing inspection is a tool for sellers that helps ensure that the selling process goes as smoothly as possible. The last thing a homeowner needs after finding a willing and qualified buyer is to have unwanted or expensive problems show up in a home inspection report. Our pre-listing inspections are performed in the same thorough manner as our pre-purchase inspections, thus reducing the chance of unwanted surprises.
One Year Anniversary Inspections (for owners of new homes)
Your new home should have a one year warranty provided by the builder, which typically covers a wide range of components. When the builder’s warranty expires at the end of the first year, only major structural components, such as the foundation, roof system, etc. are covered under most warranties. As your one year anniversary date approaches, we will perform an inspection to find defects that you will want to have the builder address before his warranty expires. Defects can range from significant issues, such as roof leaks or foundation failure, to relatively minor problems like sticking doors and loose deck boards. One Year Anniversary Inspections are in-depth and are performed to the same thorough standard as our Pre-purchase Inspections to ensure that your home provides many years of satisfactory service.
